Every home that sells comes down to three things: location, condition and price. Location is fixed. Condition is partly in your control. Price is set by the market, and it depends on the first two. If you’re thinking about selling in Manistee County, here’s how to look at each one honestly before you list.
1. Location
Location is predetermined. We can’t change where your property sits, but we can be clear about what it means for your sale.
- Are you in a highly desirable location?
- What positives set your location apart from other properties?
- Are sales slow in your immediate area?
- What are the negatives about your location?
Be honest with yourself about this factor, because it influences the third one, price. Whether your home is in town, on the lake or out in the county, we can help you identify the positives and negatives of your location.
2. Condition
Condition is often subjective. Some things are personal preference, but some are trends, and trends shouldn’t be ignored because they often decide how buyers judge condition.
- What repairs does your property need, and are you willing to do them?
- Does your property have high-end finishes that comparable properties don’t?
- Does your curb appeal need an upgrade?
- Could any needed repairs cause problems for a buyer trying to get financing?
Be honest with yourself here too, because condition also influences price.
3. Price
Price is determined by the market, not by us, and it’s shaped by location and condition.
- What comparable properties have sold most recently, and which ones are for sale right now?
- What are prices like in your immediate area? You don’t want the highest price in your neighborhood.
- Listing high and negotiating down is the worst plan. A good REALTOR® will never recommend it.
- Let the market drive the price up. When your price offers value, buyers recognize it, and that leads to multiple offers.
Price is the most important factor. If your home isn’t priced right, it won’t sell.
